Q. How quickly can I be on the market?
We prefer 5 working days notice but can occasionally manage miracles!

From your point of view, the more time you can allow the more relaxed you will feel and the greater the impact will be when your property is launched onto the market with a well thought out advertising campaign. To rush onto the market, inadequately prepared, may be costly in terms of missed opportunities and wasted advertising costs .

Q. Will you tell me what my property is worth?
To be honest, no-one can tell you exactly what your property is worth because, ultimately, it boils down to what the market will pay. However we’ll help you to set a realistic asking price. If you choose to sell privately, we’ll provide evidence of past sales plus a list of properties currently for sale in your area. When you choose Supersell we will be acting as your agent and we will provide an estimate of market value using the same sales evidence and comparison with properties currently for sale. Your consultant will recommend an appropriate asking price given current market conditions and together you will decide how the property should be marketed to achieve the best possible price.

Q. What is the success rate for private sellers using ANREPS Assisted Sale?
When properties are correctly priced and marketed our clients’ success rate is 100%. It is also true that for properties incorrectly marketed and overpriced the majority don’t sell. Fortunately 95% of our clients get it right.

Q. Are buyers put off by meeting the owners in the property?
Not at all. Just be relaxed and friendly, have information about the property available for buyers and let the house sell itself. Your consultant will show you the best way to conduct a home open so that the temptation to ‘sell’ the property can easily be avoided and you will have ANREPS’ home marketing guide as further back-up to refer to. Our experience since 1989 has proved that buyers appreciate the opportunity to chat with the owner for no-one knows your home better than you. Q. My friend has done a real estate course, should I get him/her to do the home open for me?
No, we believe that you, the owner, should be the one to show the home. No-one knows the home, the neighbours and neighbourhood like you do. A real estate course will not give your friend any advantage over you.

Q. Who does the advertising?
Private sellers using ANREPS lodge and pay for all newspaper advertising. Your consultant will help you to compile effective advertising for your property. Internet advertising is included with our service and we will arrange that for you.

For sale, home open signs and full colour brochures of your property are provided. Photoboards are an optional extra, which we will design and arrange delivery of. Your consultant will take photographs or we can use your own if you have favourite shots you would prefer us to use. Your property will also be displayed in our office window and cross matched with our buyer list.

Q. I’ve been told advertising will cost thousands of dollars is this true?
The amount you spend will depend on the asking price, the market, the location and type of property you have and the time frame you have planned for to achieve a sale.

Most of our clients will spend between $300 and $600. This generally covers 6 weeks of newspaper advertising in the major weekend newspapers. You may sell more quickly and therefore spend less, or take longer, in which case you may need to reassess your marketing strategy and asking price.

Signage and the internet are two of your most important advertising mediums. They are relatively inexpensive but very effective and will help to keep your overall cost of advertising to a minimum.

Q. Whose contact number do I use in my ads?
Our office telephone number and after-hours mobile number are usually used in our clients’ advertisements leaving you free to continue your normal lifestyle with the minimum of interruption. Using our numbers also gives you security; we screen all calls emails and faxes and do not pass your contact details to anyone without your consent.

Q. I do not have a computer, why do I need the Internet?
Because it is very economical and it works. Most buyers have access to a computer at work or through friends even if they don’t have one at home. Research shows that 80% of buyers now short-list properties they want to see from the internet. Interstate and overseas buyers rely heavily on the internet and some even buy without ever seeing the property at all.

Q.When I get an offer, who does the paperwork?
Your qualified consultant will draft a safe legal contract on terms agreed between you and your buyer ensuring that there are no oversights or misunderstandings. A mutually convenient time and place is arranged which may be our offices in Como, your property or the buyers’ home.

If you are a Supersell client, your consultant will write all offers and present them to you for your consideration.
Your consultant and our Admin staff will follow all contracts through to settlement for a safe stress-free transaction.

Q. What happens if my property does not sell?
If your property does not sell you are free to withdraw it from the market or change direction. ANREPS registration fee is non-refundable but the service fee is not charged unless you have sold whilst using our services.

If you have chosen Supersell, then your property will be under an agency listing which carries a period for marketing that we will establish with you. If your property does not sell within the period you will be free to withdraw your property from sale or list it with another agent .

Q. Will you bring buyers to my property if I sell privately?
We will arrange appointments for prospects who call our office to see your property with you but we will not bring them to you. As private sales facilitators this is outside the scope of the service we can provide.

Q. I live in the country, can you help me?
Yes, we can, a service is available for private sellers including ANREPS comprehensive Sellers Guide, title searches, signage, brochure preparation, paperwork with full instructions for safe completion, internet advertising and on-line support. Q. Will agents still bring their buyers if I sell privately?
Yes, if you want them to. Of course they will want to be paid if their client should purchase your property. Our role is to help you to work with them so that you benefit from any arrangement with them and still save money.

Q. Will the local agents harass me if I sell privately?
Not if you know how to take control. Our service is all about empowering you as well as saving you money. When you use ANREPS, agents with integrity will approach you via our office in the way they would approach another agent. If you decide to sell completely on your own they may seek your business more aggressively.

Q. Who pays the settlement fees?
Sellers and buyers each pay separate settlement fees. Call our office for details.
